Betenbough Homes will ask the Midland Planning and Zoning Commission to recommend rezoning a 302-acre tract of land northeast of the intersection of Fairgrounds Road and Firewheel Road to allow a proposed subdivision with 1,322 residential lots, 60 acres of greenspace, and a detention pond. The commission meets at 3:30 p.m. on Monday.

According to the Midlands Planning & Zoning Commission's agenda for its Aug. 19 meeting, the multi-use site would include single-family housing, cottage housing, and greenspace uses. The land has multiple zoning designations including townhomes, multiple-family, single-family, and duplex categories.

The applicant plans to develop the property in fourteen phases. The greenspace would include parks, trails, common areas, and drainage ponds.

Core dwellings would have lots of at least 4,825 square feet, with cottage lots being at least 4,120 square feet. The applicant proposes 1,015 core (single-family) lots and 307 cottage lots.

Staff recommended five conditions if the rezoning recommendation is made. The property would need to conform to the submitted site and amenity plans. The conditions set the minimum lot widths, depths, and areas for the different housing classifications. Signs on the property would need to conform to zoning regulations.
