NRG Realty Group, an industrial real estate firm that specializes in industrial, office, and investment property sales and leasing, has facilitated a build-to-suit industrial service facility for 4Star USA, a family-owned oilfield service company, in Midland. The project highlights NRG Realty Group's role in helping businesses secure customized facilities to accommodate their operational needs.
After an extensive search for an existing facility that could meet their requirements, NRG Realty Group's Senior Associate Tucker Schneemann determined that a build-to-suit project was the best solution.
According to NRG Realty Group officials, the process began in early 2024 when 4Star contacted NRG Realty Group about one of their listings. Although that particular property did not meet 4Star's needs, Schneemann continued working with the company to find a viable solution. With a year remaining on their current lease, 4Star ultimately decided to pursue a custom-built facility tailored to their operations.
Schneemann facilitated the process by gathering quotes from multiple developers and identifying land that would accommodate 4Star’s operational footprint. The facility is expected to be operational by the end of 4Star’s current lease.
The new facility will be developed by Dahlia and will include 20,000 square feet of shop space, a multi-bed man camp, and more than 10 acres of yard space. The site will also feature a spacious office area, overhead bridge cranes, double drive-through wash bays, and custom amenities designed specifically for 4Star's operational needs.
Schneemann continues to work closely with 4Star throughout the design process to ensure the facility aligns with their operational and business goals.
