At the Midland City Council meeting on June 25, agenda item No. 15 was unanimously approved, amending the city's zoning district map. This amendment grants a specific use designation (SUD) for The Half Acre, a barbecue restaurant, located at 1101 Washita.

The designation allows the property, which is currently zoned RR (Regional Retail District), to be used for the sale of all alcoholic beverages in a restaurant for on-premises consumption. The total area of the restaurant is 15,266 square feet and the proposed alcohol serviceable area is 10,159 square feet.

According to Midland City Code, Section 5-4-4, the sale of alcoholic beverages is prohibited within 300 feet of any church, public school, public-school ground, athletic stadium used by any public school, or public hospital. In this case, there are no such facilities within the 300-foot measurement from The Half Acre property.

The request met all other zoning and code requirements.

According to the meeting agenda, the request aligns with the Tall City Tomorrow Comprehensive Plan, Chapter 6-Character Plan Goal 4, which is to “Encourage the development of places where Midland residents can gather and socialize to build connections.”

The proposed hours of operation and alcohol service for The Half Acre are from 11 a.m. to midnight Mondays through Sundays.
