The Preserve is set to redefine Midland’s landscape

A project is underway in the heart of Midland to create a green space unlike anything the city has seen.  Developers of The Preserve say the new 178-acre development will be transformative, and describe it as a blend of natural beauty, recreational opportunities, and retail experiences.

The project is spearheaded by local residents Reid Redman, Ian Denholm, and Adam Cunyus of Boot Lake Ranch Property Owner. 

“Our goal was to design a space that not only provided ample greenery and recreational amenities, but also fostered a sense of connection and community among residents,” Redman told Midland Times. 

The Boot Lake Ranch Property Owner team has navigated zoning regulations, conducted environmental assessments, and taken other steps as part of a careful plan to move through the development process. The team has worked with city officials, community stakeholders, and environmental experts through the process.

“We saw a tremendous opportunity to reimagine this area and create something truly special for Midlanders,” said Denholm. 

The Preserve will provide a dining, retail, and entertainment options, along with public open areas and a “Central Green” space. The project plans to preserve more than 40% of the land for expansive green spaces and parks, and is interconnected by a public trail network that also runs along the perimeter of the site.

“We wanted to create a space that catered to the diverse needs and interests of our community,” said Cunyus. “Whether you’re looking to explore nature, enjoy a meal with friends, or relax in a tranquil setting, there will be something here for everyone to enjoy.”

The Preserve will be next to Zoo Midland, which will span over 50 acres of the former Nueva Vista golf course. The team at Boot Lake Ranch Property Owner sought out the owners of Zoo Midland as like-minded partners with the same vision for Midlanders, which they describe as providing a unique space that Midlanders of all ages can enjoy.

Groundbreaking for The Preserve is set for this Summer, and an approximate completion of phase one is slated for Spring 2026.
