A Woodlands, California-based realtor is renovating a suite within One Community Centre.

According to a filing with a state regulatory agency, the $480,000 project involves the 6,061 square-feet renovation of suite 700 under the working title Shell Trading Office Fit-Out. The project began on July 8 and will run until October 4. Local architects JM Drafting & Design are on board for the project.

MAK Commercial Properties, led by CEO Mark Kaufman, is developing the project located at 500 W. Illinois Ave. According to the company's website, MAK Commercial Properties currently has retail strip and neighborhood shopping centers in the Permian Basin area, San Antonio, and Waco.

The filing lists Owen DeLuca as the tenant, who is a portfolio manager at Shell Oil Company. According to his LinkedIn profile, DeLuca has been with Shell for over 25 years and was real estate manager for Landry’s Restaurants prior to that. He graduated from SMU in 1991 with a Bachelor of Science in economics with financial applications and a minor in business administration.

The suite was previously leased by oil and gas producer Kinetik, who moved in the summer of 2022. "While our prior location served us well for many years, we simply outgrew the space," the company said. "The decision to move the office was mainly due to the growth in size of our Midland office team as we’ve expanded since completing the February 2022 merger with Altus Midstream."
